Less house. More life.

Meet Fred
A Texas guide first. A Realtor second.
Fred lives in the Clear Lake area and spends as much time around the water as he can. He's an avid freshwater and saltwater fisherman, enjoys boating and understands exactly why people are drawn to waterfront living.
But his knowledge extends well beyond Clear Lake. Through his Texas real estate resources and MLS access, Fred helps clients explore everything from a low-maintenance home near family to a lake house, coastal retreat, ranch or acreage somewhere across the state.
He particularly enjoys working with people entering a new phase of life — and helping them make the transition thoughtfully.
What Fred Does
Helping Texans trade what they've outgrown for the life they've earned.
Real estate gets more interesting once you've already bought a few houses. At this stage the question usually isn't "how many bedrooms do I need?" It's "how do I want to live?"
Fred works with established homeowners, empty nesters and adults approaching or enjoying retirement across the Clear Lake and Bay Area Houston region — and with statewide MLS access, anywhere in Texas. Sell the family home. Right-size into something simpler. Buy the lake house. Finally get the acreage.
He is also an experienced General Contractor — which means the conversation about repairs, updating and deferred maintenance happens with the same person handling the sale. One call. One plan. From repairs to real estate.
"You don't need to know where you're moving yet. That's what the first conversation is for."
Many of Fred's clients are six months, a year or several years out. That's the ideal time to start.

Realtor & General Contractor
From Where You Are to Market Ready
Most homeowners already know when it's time to sell. What stops them is the list: the repairs they've been meaning to get to, the dated kitchen, the flooring, the paint, the things that quietly piled up over twenty or thirty years in the same house.
Fred is a Texas REALTOR® and an experienced General Contractor. He can walk the property with you, tell you plainly which improvements are likely to bring a return, which ones aren't worth the money, and then help facilitate the work that actually needs doing.
"Before you spend a dollar fixing the house, let's figure out which dollars are actually worth spending."
Fred isn't trying to talk anyone into renovating everything. Plenty of homes sell beautifully as-is — and when that's the right answer, he'll say so and build the plan around it. His value is helping you decide what's worth doing, what isn't, and in what order, before the first check gets written.
What This Can Include
- Minor repairs and handyman needs
- Paint, flooring, fixtures and cosmetic updates
- Deferred maintenance that buyers notice first
- Larger repairs and renovation needs
- Preparing an older or dated home for sale
- Coordinating trusted trades and vendors
- Prioritizing improvements by potential resale value
- A practical plan for homes sold “as-is” when renovations don't pencil out
One call. One plan. From repairs to real estate.
Four Directions
What Does Your Next Chapter Look Like?
Pillar One · Downsizing
Ready for Less House and More Life?
Downsizing shouldn't begin with putting a house on the market. It should begin with figuring out what you want life to look like afterward. Stay or sell. Sell first or buy first. Single story or lock-and-leave. Near the water or near the grandchildren.
- Single-story and low-maintenance homes
- Lock-and-leave properties for travelers
- Home preparation, pricing and timing
- Coordinating the sale with the next purchase

Pillar Two · Waterfront
Life Is Better Near the Water
Fred keeps a boat on Clear Lake and fishes it most weekends. That's why his waterfront clients get the unglamorous questions early: elevation, bulkheads, water depth, insurance and storm exposure — before the view does the deciding.
- Clear Lake, Clear Lake Shores, Seabrook, Kemah, Nassau Bay
- League City, Friendswood and the greater Galveston Bay area
- Texas lakes and coastal second-home markets
- Dock, bulkhead and flood-zone due diligence

Pillar Three · Land & Ranches
Maybe Your Next Address Needs More Acres.
Small acreage, weekend ranches, hunting and fishing property, family compounds and legacy land. Buying acreage means looking past the house — at water, access, utilities, minerals, restrictions and intended use.
- Five acres to a working ranch
- Water, wells, septic and utility access
- Easements, minerals, floodplain and ag valuation
- Distance to healthcare, airports and family

Pillar Four · Second & Third Homes
The Place You Don't Have to Live In. You Just Have to Love.
Lake houses. Coastal retreats. Weekend ranches. The family gathering place the grandchildren will remember. Fred helps you think through lifestyle, carrying costs, location, accessibility, maintenance and eventual resale — so the twelfth visit is as good as the first.
