Life Is Better Near the Water
Home Water
Where Fred starts — and where he can go
Clear Lake is home base: one of the largest recreational boating basins in the country, with direct access to Galveston Bay and the Gulf. Fred's core waterfront markets are Clear Lake, Clear Lake Shores, League City, Seabrook, Kemah, Nassau Bay, Friendswood and the greater Galveston Bay area.
With statewide MLS access, he also helps clients compare Texas lake destinations and coastal second-home markets — from the Hill Country lakes to the big East Texas bass water to the mid-coast.

Due Diligence
Buying waterfront means evaluating more than the house
- Flood zone designation and historical flooding at the specific address
- Flood insurance availability and real premium quotes
- Windstorm insurance where applicable, and how it's obtained locally
- Finished floor elevation versus base flood elevation
- Bulkhead age, material, condition and responsibility
- Dock, pier and lift condition, permits and remaining life
- Boat access, bridge clearance and channel routes
- Water depth at the dock, including at low tide
- HOA restrictions on docks, lifts, rentals and boat storage
- Ongoing waterfront property maintenance
- Storm exposure: open bay versus protected canal
- Total insurance cost as part of the monthly picture
- Property taxes and any special districts
- Accessibility — stairs, elevation, dock walks
- Resale considerations and buyer pool for the property type
Fred is not an insurance agent, engineer, surveyor, floodplain administrator or attorney, and nothing here should be treated as professional advice in those fields. What he does is identify the right questions early and connect you with qualified professionals to answer them.
