What Does Flood Insurance Mean for a Waterfront Buyer?

Flood, windstorm and hazard coverage are three different things. Price all three before you commit.

On the Texas coast a homeowner may carry three separate policies: hazard, windstorm and flood. Buyers who budget only for the first are the ones who get surprised.

Things worth understanding early

  • The flood zone designation for the specific parcel
  • Whether an elevation certificate exists and what it shows
  • How the finished floor elevation compares to the base flood elevation
  • Whether windstorm coverage is available and how it is obtained in your county
  • Any claim history on the property
  • Deductibles, which on coastal wind policies are often a percentage of the insured value

Practical advice

Get real quotes during your option period rather than estimates. Insurance costs can shift the affordability of a waterfront purchase by hundreds of dollars a month, and it is far better to learn that in week one.
