Meet Fred
Real estate gets more interesting once you've already bought a few houses.
At this stage, the question usually isn't simply, "How many bedrooms do I need?"
It's: "How do I want to live?"
Fred lives in the Clear Lake area and spends as much time around the water as he can. He's an avid freshwater and saltwater fisherman, enjoys boating and understands exactly why people are drawn to waterfront living — the sunsets, the boat at the dock, the way a Saturday feels different when it starts on the water.
But his knowledge extends far beyond Clear Lake.
Fred is also an experienced General Contractor. After decades in one house, most homeowners have a list — repairs, paint, flooring, deferred maintenance, a garage nobody has emptied. Fred can walk the property, tell you which of those items will actually help the home sell, which ones aren't worth the money, and coordinate the work if it's worth doing. Same person, start to finish.
Through his Texas real estate resources and MLS access, Fred helps clients explore everything from a low-maintenance home near family to a lake house, coastal retreat, ranch or acreage somewhere across Texas.
He particularly enjoys working with people entering a new phase of life, and helping them make the transition thoughtfully — at their pace, with the trade-offs on the table.
What He Actually Does
A guide, not a salesman
Knows the water personally
He fishes it, boats it and has watched what storms, silt and bad bulkheads do to waterfront property.
Thinks in decades
Stairs, dock walks, drive times and healthcare access all matter more at year twelve than at the first showing.
Reads a house like a builder
General Contractor experience means repair costs, resale value and what buyers will discount all get weighed before you spend a dollar.
Stays in his lane
Insurance, engineering, tax and legal questions go to professionals who do that work every day.

You don't need to know where you're moving yet. That's what the first conversation is for.
