Selling
Preparing a Longtime Family Home for Sale
Thirty years in one house means thirty years of decisions. Here's the order that keeps it manageable.
Order of operations
- Walk the house with Fred before touching anything — some improvements never return their cost
- Sort in passes: keep, family, donate, estate sale, discard
- Address the items buyers and inspectors will flag first: roof, HVAC, plumbing leaks, electrical, foundation movement
- Then cosmetics: paint, flooring, light fixtures, landscape cleanup
- Deep clean and de-personalize while keeping the home warm rather than sterile
- Professional photography, video and floor plan
What usually pays off
Fresh neutral paint, clean flooring, updated lighting, a tidy landscape and a professional deep clean are consistently the best value. Full kitchen renovations before selling rarely are.
Give yourself time
Most longtime homes need four to ten weeks of preparation to sell at their best. Starting the conversation a year early costs nothing and removes almost all of the pressure.
