Second Homes

Buying a Second Home in Texas

The best second home is the one you'll actually drive to on a Friday afternoon.

The drive-time rule

If the getaway is more than about two hours from home, usage drops sharply after the first year. Be honest about how often you'll make the trip in February, not just in June.

Budget for the whole picture

  • Taxes, insurance and utilities on a property you occupy part-time
  • Lawn, dock, pool and general maintenance while you're away
  • Someone local who can check on it after a storm
  • Furnishing and equipping a second household
  • HOA dues and any rental restrictions

Think about the second decade

Stairs, steep lots, long docks and remote locations feel different at 75 than at 58. A single-story floor plan and reasonable proximity to medical care protect the enjoyment and the resale.
